When you open the Comps Tool you are prompted to Manually Add Comps or Automatically Find Comps. Select Automatically Find Comps, confirm your property specs (beds, baths, square footage), and a list of recently sold properties in the area populates.
Sorting your results
Review the results and use the thumbs controls on each row:
Thumbs up — selected comp. Sorted to the top, included in your comp stats and Comps Report.
Thumbs down — ignored comp. Sorted to the bottom, highlighted in red, removed from map view.
No selection — unreviewed. Stays in place, not included in stats or report.
The Selected Comp Stats bar at the bottom updates in real time based on your thumbed-up comps, showing count, price range, average sale price and price per square foot.
