The Project Capital Results page shows a breakdown of how much project capital, funding and cash you will need during each stage of your flip.
Project costs over time
Purchase closing costs. At closing you pay the purchase amount, your buying costs such as title insurance and inspections, and any points or origination fees on a bridge loan.
Holding period costs. During renovation and the sales period you pay rehab costs, holding costs and interest payments.
Rehab costs are divided evenly across the renovation period. A $70,000 budget over 3 months is $23,333 per month.
Holding costs are paid across the entire holding period, renovation plus sales period. $800 per month over 5 months is $4,000.
Interest payments are made based on the number of payments configured in the Financing area.
Funding and investor cash outlay
If you are using a lender, the Funding Over Time section shows when your lender provides funds and how that affects your cash outlay.
