What is the Seller Motivation Matrix?

An editable checklist of distress signals across five categories. Signals pre-populate from market data and you can edit them as your research uncovers more.

The Seller Motivation Matrix sits on the Owner Data page and helps you track why an owner might be motivated to sell.

Pre-populated and fully editable

When available market data suggests a distress signal, the matrix checks it automatically. Every signal is editable, so you can check off what you uncover during your own research and clear anything that turns out to be wrong.

Treat pre-populated signals as leads to verify rather than confirmed facts. Public records go stale, and a property flagged as vacant may not be.

The five categories

Management Burden: Vacant, Absentee Owner, Out of State Owner, Tired Landlord, Corporate Owned

Legal/Foreclosure: Pre-Foreclosure, Foreclosure, Notice of Default, Expired Listing

Debts & Liens: Liens, Tax Default, Bankruptcy, Low Equity

Probate: Inherited, Divorce

Equity Wealth: Free & Clear, High Equity, Cash Buyer

How investors use it

  • Document what you learn on a driving for dollars run or a call with the owner

  • Keep a consistent record across leads so you can compare them

  • Give your acquisitions team a shared view of why a lead is worth pursuing
